ANNUAL Meeting of AHOA Board

December 2, 2009 7:30 p.m.

2319 SE 30th Street

The AHOA annual meeting was called to order at 7:30 p.m. Those present were: Gren Condon, Todd Whitmarsh, Berne Stalzer, Bonnie Vitale, and Evelyn Smith. A quorum was established. The Secretary’s report was presented. With one correction pertaining to the Patrick’s Landscape and Lawn Care information, a motion to accept by Todd and seconded by Bonnie was approved. There was no treasurer’s report for the month of November because the meeting was held before the bank’s reconciliation date. Later, Bonnie will balance the statement and send it to the Board for approval. It will be posted on the website upon approval.

Yard of the month was presented to the Peake residence.

Old Unfinished Business:

Sprinklers: None of the sprinklers are working. Possibly a line was cut or the control box is defective. Berne will call the City and discuss this problem with them

Blackman Property: Berne will contact Peter Blinn and seek his advice.

Gangelhoff request: They have requested that the Laurel Woods tree which is hanging in their yard and resting on our fence be cut down. Gren and Todd will investigate this matter.

Boats: Several neighbors have raised concerns about boats in driveways. This matter will be handled in January. In the meantime neighbors in violation will be urged to comply with our bylaws. Gren will draft letter regarding problem in the neighborhood.

New Business:

Forty Five neighbors cast their votes. Two disapproved. On those two ballots comments were made which the board discussed. Wording on the approved budget will reflect a better understanding of what the various categories include. A second neighbor requested that his comments be placed in the minutes. See the next paragraph.

“Covenants and Restrictions call for the Association to maintain common areas. That is not being done in the retention ponds. C&R do not specify aesthetic or functional maintenance. It simply charges the Association to maintain all common areas. This is a problem that is only going to get worse, and more expensive.”

The meeting was adjourned at 8:17 p.m.
