AHOA Board Meeting Minutes

July 21, 2009

The Avondale Homeowners Board members met at 7:30 p.m. on July 21 at 2319 S.E. 30th Street. All members were present: Gren Condon, Bonnie Vitale, Berne Stalzer, Todd Whitmarsh and Evelyn Smith.

Evelyn presented the secretary’s report. A motion to accept by Todd and seconded by Berne was approved. The Treasurer’s report was presented by Bonnie. A motion to accept by Berne and seconded by Todd was approved. Bonnie said the service provided by Ellspermann was less than satisfactory and the Board authorized Bonnie to investigate other accountants. Any suggestions are welcome. The new accounting sheet for the AHOA shows three categories: the budgeted expenditures and balance, the checking account balance, and the newly established reserve account. Bonnie will investigate placing a lien on the Blackman Property for past and future debts to AHOA.

Yard of the month for July was awarded to the Carey residence.

Berne was very successful in meeting with City officials regarding our street lights. The City does in fact have an agreement with AHOA and will take care of replacing the fixtures. A phone call from Ocala Utilities to Berne indicated that the fixture replacements were on backorder for as much as 60 days. The caller indicated that the fixtures might not fit on our current poles, and would also replace the poles if necessary.

 

Concern was expressed over the lack of care of lawns for the Anastasi and Blackman properties. It was agreed by the Board that the lawns need to be mowed and trimmed at least once a week during the growing seasons. After some discussion Gren said he would contact the agent for the Blackman property and also write a letter to Deborah Anastasi .

Berne talked with Bray’s Welding regarding the installation of gates at our entrance. Two gates made of aluminum would cost $5,000 per gate, plus installation.

Berne will purchase a bag of Cold Patch Repair costing around $14.00 per 50 lb bag and test it on one or two of the areas to see how it holds up before any decision is made to purchase and apply more.

Dave Otzel mentioned concern about the sprinkler system at the entrance. Gren will investigate the problem and get back to us. The Laurel Wood tree will be cut back so that it is not resting on our fence.

No new business was discussed. Next meeting will be held at 7:30 p.m., September 15.

The meeting was adjourned at 9:00 p.m.
